The Weller Haus Bed and Breakfast offers an excellent opportunity for a couple or individual desiring to operate a successful business that pays for itself. Since destination and location are one important factor to help a B&B sustain operations, this area of Northern Kentucky/Cincinnati is an ideal location offering a variety of recreational activities as well as cultural events that draw guests the entire year. The proximity to the downtown Cincinnati area helps bring business guests. The Properties: Weller Haus has been operating as a B&B since 1990 under three different owners who have all had a hand in shaping the properties into what they are today. The property sits in an urban neighborhood on a one-way section of Poplar Street in Bellevue, KY. We are located directly across the street from a church and have neighbors on all sides who fully support our business. Built in 1885/1886, the homes are in a designated historic area and are therefore listed on the National Historic Register. Restored by the Weller's as they opened the business and maintained completely by all owners, you can walk into these properties and take over immediately. Under the current ownership, in 2010 we completed the renovation of a three car garage into a second venue for meetings, events, weddings, baby/bridal showers--basically any function that needs a space to gather for up to 50 guests. This renovation was added after many requests for larger events that we continued to turn down, including weddings. Our total meeting and event space is now approximately 1700 square feet. In 2008, we have painted the exterior of the homes and all surrounding wood and wrought iron fences, added new siding and gutters to our Carriage Haus meeting facility, built a trellis over an existing deck area, added new exterior window awnings and installed an in-ground lawn irrigation system. We also completed a kitchen renovation including tile floors, new countertops, new work island (surface is 60 x 72) and stainless steel appliances. Two room renovations/makeovers were completed between 2008-2009. Our 2007 renovations included the Church Steeple Suite with a complete bathroom makeover (new tile floor, new tile shower, and all plumbing fixtures) addition of a whirlpool tub for two, exposing original hardwood floors, new decorative ceiling tiles, paint and paper. In addition, a new water feature was added this year in the gardens immediately outside the dining room. 2005 saw the renovation of a three-bay, two-story garage into our Carriage Haus Meeting and Event facility and the addition of a deck. The entire property consists of the two homes (both with full basements), the Carriage Haus Meeting and Event facility and the newly renovated Mary Weller Event Center. Two parking spaces are offered off the alley, in the back of the property. In addition, on-street parking is available for guests in front of the houses. The owner's quarters consist of a bedroom and living room (both about 14 x 15), bath with claw foot tub, stand up shower and two sinks. These quarters are located immediately off the inn kitchen and also have access inside the area to the basement. There is a separate outside private entrance to the owner's area. There are two laundry areas--one in the basement of the home with the owner's quarters, the second is in a separate laundry room in the second house. Our Gardens are a wonderful addition to this property and gardeners will be right at home here. They are already planted, you need only cultivate them with your love and care. Perennials that bloom from Spring through Fall are amazing and guests thoroughly enjoy the beauty and tranquility they bring to their visit. The fish pond and deck add to the outside ambience of this property. It is truly a sight to behold when everything is in bloom. Wisteria, Korean Lilacs, Tulips, Daffodils, Crocus, Azalea, Irises, Roses, Rose of Sharon, Holly Trees, Crepe Myrtle, Pear Trees, Lilies and many others will keep you busy. Bellevue, The Town: An Ohio River town, directly across the river from downtown Cincinnati, Bellevue is a true gem undergoing an amazing revitalization and restoration. Only one square mile in size and a population of approximately 6400, this quaint historical town was named one of the top 10 areas to live in the Greater Cincinnati/Northern Kentucky region by Cincinnati Magazine in 2007. Quite an accomplishment for a place that feels like "Mayberry". We are a true community and have a small town feel, but have the opportunities of city life within minutes of our front door. Our Friends of Bellevue organization welcomes businesses and residents and we come together to make the town a better place to live and enjoy friendship, fundraising events, community improvements and sponsored functions. Our downtown historic shopping district is growing by leaps and bounds--new businesses coming in on a regular basis and others trying to find space to open up here. There is a huge effort of home and structure renovations in both Bellevue and the neighboring community of Newport. In addition, three riverfront condo and shopping developments have been either completed or on their way to completion on the banks of the river in Bellevue with the housing units ranging in price from $400,000 to over $1 million. This growth and revitalization are all contributing to increasing property values for residents---while still offering extremely affordable housing. Because we are a small town, "getting things done" as a business is considerably less challenging than if you had to deal with a larger municipality. Weller Haus is active in the community and a well respected business , as is the other B&B that are located here. In addition to the two Bellevue B&B's, there are four more in the Covington/Newport area. The current by-laws for Bellevue state that no additional B&B's can be opened. Greater Cincinnati/Northern Kentucky, The Area: We are literally five minutes from downtown Cincinnati, home to two professional sports teams--the Bengals and the Reds--both within walking distance of our property, (about 2 miles) as is the nationally recognized Newport Aquarium. Newport on the Levee entertainment complex sits on the Ohio River and is less 1/2 mile from the property. A huge draw in the area, the complex boasts 20 movie theatres, shopping, extensive dining, and comedy clubs--and is the setting for many riverfront festivals and events throughout the year. Labor Day weekend draws over 500,000 people to the riverfront area for a fireworks display unlike anything you've seen and every three years, the Tall Stacks Music, Heritage and Arts festival draws guests from all over the Midwest and as far away as Alaska. Add to this an outstanding zoo, marathons, concerts both downtown and at the Riverbend Outdoor Amphitheatre, Oktoberfest celebrations, a nationally recognized flower show, Kings Island Amusement Park and many other events, conventions and shows, you will have an opportunity to keep your rooms as full as you want. Cincinnati has been ranked in the top 15 cities in the nation for cultural offerings drawing a wide number of guests to the area. Museums, Broadway Theatre, Ballet, Opera, and the Symphony are just a few of the offerings a mere 10 minutes from this property. The Business and the Future: Weller Haus has not reached the top of it's growth nor has it peaked in terms of earning capacity. With the proximity to downtown Cincinnati, the business guest is a prime target to fill your rooms midweek. Several fortune 500 companies located in Cincinnati and Northern Kentucky include: Kroger, Federated Department Stores, Proctor and Gamble, Fifth Third Bank, Cinergy/Duke Power, Ashland Oil, Fidelity Investments, Omnicare, Western and Southern Mutual. In addition, the University of Cincinnati, Xavier University, Northern Kentucky University and Cincinnati Children's Hospital are all major players in the area and visitors bring a good deal of business this way. Cincinnati is undergoing a major building project on the Ohio River between the Reds baseball stadium and the Bengals football stadium. This area, known as "The Banks" is an 18-acre mixed use development including nearly 3,000,000 sq. feet of residential space plus restaurants, retail establishments, a Riverfront Park and Casino. This project will be transforming the downtown Cincy area (again, just one mile from Weller Haus) into a gathering spot for everyone to enjoy. Phase one includes tenants moving in throughout 2011--with Toby Keith's "I Love This Bar" and restaurant opening by summer of 2011. The area is expected to draw guests from all over the midwest and even further. Newport on the Levee Outdoor entertainment complex was instrumental in a major transformation of Northern Kentucky business and tourism climate and The Banks is expected to do the same. Our Carriage Haus Meeting and Event and the recently completed Mary Weller facility have been the setting for many off-site meetings for these companies. The space was designed for comfort and functionality and for those discerning individuals looking for a unique space to gather. The facility, like the rest of our property, offers wireless internet connections. We donate the space frequently for charitable fundraising events--it is great PR for Weller Haus as we get the property shown to potential guests without spending a dime in advertising dollars. The Financials: We will disclose full financial data to qualified parties who have shown an interest by visiting our property in person. In addition, we will be inquiring as to your ability to secure financing and requiring a signed Confidentiality Agreement prior to the release of details. Financing is not limited to a commercial loan. New owners can finance the properties with residential mortgages thus allowing for a 30-year fixed rate loan with an interest rate lower than a commercial loan. Under this scenario, the business (including website, customer base, goodwill, inventory, furniture, etc) would be purchased separately from the current owners. Other: Property is being sold turnkey, minus some furniture and items belonging to the owner. Up to two weeks training can be provided for business operations. Microsoft Outlook/Outlook Express/Word/Excel/Publisher/Front Page programs used extensively for administrative functions, Webervations used for online booking. Having two separate homes as part of the property allows future owners to change the business dynamics if desired. As an option, should an owner want to downsize the business without selling, one of the houses (Trimber House) could be used strictly for the B&B, and the Weller Haus could then become the owner's entire living space . Should the new owners have no interest in booking meetings, events, weddings, etc., the renovated Carriage Haus and Mary Weller Event facility could easily be turned into expanded living quarters for the owners or used for a rental property with some minor modifications. The options are endless with our property set up.
